Many homeowners don’t really consider how tough their chimneys have to be. When built right, your chimney can handle even the toughest weather – freezing cold, strong winds, scorching sun, heavy rain. Even though your chimney is made to stand up to these harsh conditions year after year, there will come a time when it needs some fixing and sprucing up.

You might spot a few signs of chimney trouble. Sometimes, the bricks or stones can get wobbly, or the brick’s face might peel away from the rest. The mortar might start to look grainy and develop cracks. Over time, bits and pieces of the chimney structure could even fall off. If you don’t take care of these issues, water can seep in and cause more damage.

Here are a few things to keep your eyes on:

Does it look loose or identify Cracks?

A masonry expert can identify and fix cracks in both the chimney’s stone and mortar. The chimney crown, which covers most of the flue opening at the top, is also prone to cracks. These cracks can let moisture in, leading to more damage as the water freezes and expands. Typically, a waterproof sealant can repair minor crown cracks, but if it’s severely damaged, the whole crown may need replacement every 20 years to safeguard the chimney’s structure.

Is it leaning?

If a chimney isn’t built right or has become detached from a wall, it can start tilting. This leaning often occurs because older buildings were made without proper wall ties, relying instead on large nails that rust over time and can’t support the chimney. In some cases, poor initial construction can also lead to leaning. A skilled chimney mason can assess if your chimney is at risk of separating or is already leaning. If there’s a problem, significant repairs or even rebuilding may be necessary to make it safe again.

Anything Obstructing the Chimney Cap?

Like a gutter – Leaves and other debris collecting in the chimney cap can lead to problems. When it gets blocked, the flue can’t vent properly, which poses a fire risk. Regularly cleaning out any debris from the chimney cap is essential to prevent fires.

What is flashing and why is it so important?

Chimney flashing is a metal sheet placed where the chimney meets the roof to create a waterproof seal. While these metal flashings are durable, they do have a lifespan that depends on wear and tear. The caulking around the flashing where the chimney meets the roof can wear away. The chimney mason should make sure that there is a watertight seal around the flashing and if necessary, remove old caulking and recaulk the area.
